Here in my country there are not much more complication present, when we try to get a new house on rent but we have to pay one complete rent to our state agent and so we face a big problem in this way so it is better to hunt house alone.

That means you pay an extra one month rent equivalent as agency fee? That's crazy man. With this condition, I would completely bypass them estate agents.

I think I would prefer to save money than time. When you hurry to find a house, you might need to contact several agents and pay inspection fee for all of them.

It is now left for an individual to decide if the amount saved is worth the stress. And for me, it depends on circumstances. If I have a functional business, won't close my business for a day or two to house hunt.

You can spend a few hours in a day and strategically house hunt. Best in the evening. Trust me. 10% extra on rent charges is something.

These things are easy. Just know the location that you are looking for a house. Visit the location and ask people around if vacant apartments. Of you ask up to 10 people, one person would surely lead you to s vacant apartment. You inspect and probably pay. Saves money for those that can put in a little bit of work.

I also tended to look for my own small apartment the times I moved out of my parent's house. I just ask where the vacancies are.
I know the charges to pay agents are really high.

Agents take 10% of the rent amounts. Add that to the already high cost of renting an apartment. Then you might have to paint it and do some minor things to make it up to standard.

That's the agent's problem, not the tenant's.

Also, I don't know about elsewhere, but in Australia as a tenant you're not expected to, or even allowed to, do any repairs or decorating of a property you're renting. That's the owner's responsibility.

In My city these brokers or real estate agents even take half of the rent if they provide tenants to a landlord so its quite expensive dealing with them

Here in my country if we want to get a house for rent then mostly we need to contact with estate agents those who take complete one rent, so we try our best to search house without their involvement but it takes too much time.

I am in search of house for rent, I tried my best to get it by myself but it takes too much time. So I just contacted with estate agent, who will take money equal to a complete rent.

Even as property owner too, find your tenants by yourself and get to avoid paying expensive tenancy fees.
